Closed/sealed subwoofer for low volume?

Hello,

I'm seeking for a closed/sealed subwoofer.

It'll be used in a small dining/living room (20sqm) in an appartment, for both homecinema and music.
This context means that the max SPL or distorsion at high volume are not a criteria for me. Indeed, might have to restrain the volume to save the relationship with my neighbors!

My AVR (Anthem MRX 520) has a good calibration system, so I guess and embedded EQ is not a criterion either.
(Plus ARC might help me to compensate for the bass perception at low volume by tweaking a bit the gains.)

I'm seeking for very 'tight' bass, so with my limited understanding I guess it means:
- closed architecture
- low mobile mass
- strong motor/driver

Budget is around 700EUR.
Second hand is okay.
I'm open to different configuration (e.g. two less expensive subwoofer to compensate for room mode instead of one).

How about DIY? Get the highest xmax woofer you can for the money and a decent enough amp. Leave the rest to the AVR.

Unfortunately, I don't have the time for DIY.
(I have an appartement to renovate and furniture to build for my son, so the queue list is loonnngggg.)
